it is hard times for alot, but it may be a good thing for you with the lending institutions, use these times to your advantage and call your bank, and see if they have yet to put un-publicized programs in action, maybe defer 6 month payments without penalties to the end of the loan or even possibly re-finacing to excellent rates, the banks are overloaded and are flexing thier policies...it may help someone, and dont be afraid to call your bank

and if they refinance your house, make sure they have an Appraiser appraise it. Don't let them scimp like they did the past 8 years.

I think it will pick up for you Riley, I think there will be alot of re-financing going on, I hope the big three get things straightened out, we dont need a few hundred thousand would-be home remodelers, painters, plumbers, appraisers, mechanics, going into business and driving the price of things down...turns us all into whores.

eric the only thing i see with the "early retirement" guys that go out as handymen is that yes they drive labor down but generally create more work with their mistakes than there was in the first place .. you guys wouldnt believe the things I get called to .. my favorite is a leaky pressure relief valve on boilers that joe the plumber just put a hose on and ran into the sump pump.

You are on the right track. I watch rates like a hawk, its my largest expense as an investor. last winter as with many before, rates dipped low in the February time frame. I have been hearing rumors that we may hit the 4's again this spring.

why even watch the news, you get it here first. lol,
the banks are sweating, there are houses in the general area left fully furnished, the PO packed thier suitcases and left.
It all makes sense, I use to drive around and ask myself, " how the hell do these people afford these houses? was it inheritance? stock market? no....it was the banks giving money to people that were risks. dont get me wrong but I live in a 2200 sq ft home and havnt seen the upstairs in 6 months and i cant figure out why people need a 6000 sq ft house, I live within my means,
All good things ALWAYS come to an end. mnaybe its a wake up call

This week... 2 fittings that were soldered with no flux.
1 call about sump pump, Johhny Fixitall had, no joke, one of those lawn ornament pumps with the garden hose hooked to it, run out to a window well drain.
Call about an icemaker. Home owners "friend" ran the poly icemaker line across the water heater flue.
1 16p nail used to hang a mirror in a 3/4 water line. Remodeling contractor.
Then theres always tomorrow, but I dont think I'm running any sevice calls... for the first part of the day.
It's only cheap the first time.
