All the best from the UK on your day,he has a lot to do and only time will tell,the feeling we get its bringing people together for the good of the US so a great start, and with this hope the rest of the world will gain too.
We had a second bailout yesterday for our banks one has posted a loss of around £20 billion a new record over here and the taxpayer is giving £600 billion or more to the banks,something has to change

Eric, 2000 to 2006 were the best economic times in my life time. 07 & 08 have been similar to 94 to 98 which were terrible.

And Bruce, you being in the real estate field, perhaps you can confirm (or refute) my understanding that the severe downturn had it roots in the real estate lending arena due to zillions of sub prime loans that should never have been granted but were under pressure from liberal policies from liberal legislators like Dodd and Frank. Is there any truth to that?

Larry, apparently the sub prime loans did start this mess. I did not believe that there were actually enough sub prime loans out there to cause the problems they were talking about and I thought the media was overstating it all.
I personally don't think sub prime loans is a libral versus conservative thing. They were a product that someone came up with which made tons of money. The fees, terms, interest rates that they charged was akin to loan sharking so that everyone from the loan originator to the investors were making money hand over fist, (well not the final investor, he got stuck). I never had a regular appraisal client that I know of that did sub prime loans, but you could always tell a sub prime lender that you never heard of that called for an appraisal. If a regular borrower borrows a $100k, the mortgage company makes a couple grand. With subprimes they were making 10k or even more. They had the borrowers over a barrel so they would sign anything. They were making so much money on each loan that they were highly motivated to see that every loan went through.
I did do review appraisals for 2 big sub prime lenders that went under and they seemed cautious to me.

Riley thats cause they were writing all them good loans and kept the appraisors busy, good times for the brokers.
one from the memory on an Ameriquest was the people of certain ethnic background, they made 45k and were approved for 350k house, thats one i remember, and there were a ton more in the stacks of approved loans that the wife brought home,

That's it in anut shell, they were lending other people's money. Until recently, we always had a target to hit and if we didn;t hit it, there was disbelief, "how can this be?". But for home equities, (their money). Never a target or a question.

For our family,these years were the worst,after the dot com collapse,my wife's company was done,she was able to retire and get her pension,but can't come close to the money she made.

Im sitting here talking to my wife and trying to remember some of the other crazy crap they were doing, some people had 4 Mortagages on thier houses, everyone had thier hands out, the interest rates were unbelievable. if I remember correctly the title company she was working for had about 350 employees, they threw big parties at 5 star hotels and to the likes..then all of a sudden they started laying off in a hurry and my wife got laid off and went over to the law firm down the street that handled foreclosures and that started to boom....what a cycle

I bet by the time this is done and said, the price tag will be in the trillions, those 5 year arms havnt kicked in yet, the housing market is flooded along with the auto market and they are NOT writing loans, my friend is 4 months behind on his car payment and he said come get the car, they told him we arent in the used car business, can you maybe make a 200 payment? the banks are overwhelmed with foreclosures from the west to the east and its starting to de-value the dollar and throw you into negative equity, your better off renting
the flood of unemployed will start flowing into the system draining thier life savings, exhausting thier unemployment benefits, use to making 80k a year with no education, and will flow out into the work pool, opening landscape companies, remodeling companies, boat repair companies which now there is more competiton driving the prices down even further
I could go on and on, if you want to use the light at the end of the tunnel as an example......im not even going to go there, because we are at the bottem of Mount Everest looking up. I hate to be so negative, its hard not to be

The bank that has the £20 billion loss £7 billion on sub prime and £400 million with Madeoff (great name) some guys have made allot of money out of this mess,for us to pick up the bill.
Still have five more big banks to come clean on there loss yet.

Government here decided to inject more money for the banks in trouble.
Budget for 2009 is already predicted with a deficit of 3% for 2009 and even 4,3% in 2010...
I'm just wondering where they're gonna get all that money... (Out of our pockets of course!)

The IRS attacks me for meager pennies, alot of these guy's are still walking around as if nothing happened. it kills me that they can moniter me with a microscope but cant keep an eye on what happened, they all had thier hands out covering eachothers asses. are these guy's exempt from personal audits? unless its cash, its traceable

There are 2 TV shows over here on the "house and garden network" about buying real estate. One is US homes, the other is "international" homes and they focus on the islands and latin america. I'll hit Adessa and Akron, you can buy cars cheap, the only problem is re-sale, the banks have locked thier doors and are not giving money, only high risk companies are loaning money. its up in the 24 percent range....thats what got this sht started....
car lots will run 20 credit apps. and will be lucky if 2 are good
alot of foriegners are buying and shipping abroad till lately. I just gave a Camry away for 2500.00, it booked at 4800.00 it was a tough sell at 2500.00

I just did an appraisal for a guy that was pulling equity out of his house to by a house in Panama. He said it is a wonderful place. Cheap real estate and the people love Americans. I'm not worldly, I'm leary about leaving Maine, let alone going to Panama.

I do believe we are headed for better times, but, like Obama says, we all have to do it together. We are all going to pay a price for the sins of the past few years.
We will come out of this and be a better country for it.

There's an unbelievable amount of people that seem just orgasmic over Obama. I think a lot of them are people that were emotionally devastated during the last 2 elections and now finally, their guy has gotten in. The Dems whould have had a big celebration no matter which of their contenders won.
In 2000, I worked for a guy, a typical Portland ME libral, that was so devastated after the election went to Bush, that he had dark circles under his eyes and looked depressed for months. He swore he would never vote again, (I won a 30 pak of Bud from him over that one ). He thinks the world has now been saved.

Can never be figured out, but how much of the problem can be attributed to:
1. Free market economy going to crap
2. Executive branch - i.e. Mr Bush (R)
3. Legislative branch - i.e Congress (D-for last two years...just a coincidence??)
I'd like to see that "house" cleaned out too.
Congress has an approval rating in the teens, much lower than W, yet the same knotheads keep getting reelected. Get what we deserve.

I didnt vote for the new Prez....my 32 year old saleman did, based on "Im tired of old white guys running the country".
Me being from the "great" state of Illinos was VERY concerned about his relationship with our dipsh!t gov.Blogo. Obama has wisely distanced himself from that jerk.
As of now..my thoughts are neutral to just a little positive. Hey, if everybodys excited about him, and it gets the economy moving.. Im All for it!
BTW, I think Im going to ask for my own bailout... if Larry Flint and Joe Francis can ask , why not me!?

62 I can see right through Blogo, i dont think that was his first time and would imagine all of his cronies had the state in thier palms too. its hard to pick up that type of practice with Obama, I dont see him as wanting to become a rich man, I really think he wants to go down in History as what he preaches...change, and in the 4 frickin short days, he is doing what he says. once again time will tell. this guy is intelligent you cant dispute that.
Ive been around people with big big money, they treated me differently, thier thoughts are different than mine and yours...being rich isnt enough for them,
thats how i think the last 8 years were run, more as a business than a government...its suppose to be for the people, by the people

Canada has a great gun control program. We pay millions to have our hunting rifles registered and this is suppose to keep us safe and secure! The trouble is that all the fatal shootings are from unregistered guns. We have put ourselves in a situation where no lawabiding citizens have easy or quick access to guns but the criminal element does. Now they know that when they pull a gun that they definitely have the upper hand. I see the US following the same road.

As far as I am concerned, the less government I have in my life the better!
I think with this latest person you are going to see government grow and grow and grow.
And were all going to pay and pay and pay.
Sometimes I think we would be better off with the government doing nothing that way they do not screw it up.

I'm not getting crazy over gun control. Gun laws are looser now than they were 20, 30, 40 years ago. They may chip away at some gun rights, but they are'nt going to do anything rash or the American public will pound them. The Dems wouldn't even talk about it during the last 2 elections because they knew they would lose votes.

I cant think of anything the guy could do wrong to screw up the country anymore than it is, I watch how you guy's talk skeptically about him, you wont pick a side yet, your waiting for one of two things, either for him to screw up so you can say i told you so or , your secretly sitting back and thinking take this country by the balls and get it back on track, because you think secretly deep down he is capable of doing it and Riley, with a laugh, Reagan cut out free schooling in 1980 for fatherless kids such as myself....so a different road i took, not harvard material but surely the local community college material lol

Trillion dollar deficit, Bank Bailouts, Auto Bailouts, Trillion dollar Stimulas Package, State Bailouts, Credit Card Bailouts, Forclosure Bailouts, closing Gitmo with no idea where to put them..
When do we actually stop throwing money away that we do not have and making decisions with no real solution.
When does the government start tightening its belt like I have. Good idea to freeze salaries over $100,000 for White House staff... that just got hired... duhh.
Are we saying that we are on the right track now ?? I am not convinced...

how is the country better now than it was 8 years ago...the rich got filthy rich, the middle class got poorer, the Poor? still living off the system. my house is now worth what i paid for it 12 years ago, my healthcare fck, i dont even want to talk about that, drugs.....more on the streets than there ever was, only to put more AK's in the hands of the towels, I'll keep going after i wipe my tears....
the CEO's that took the money and ran, are the same type of people that ran this country the last 8, thats a bold statement, and it is also disputable

Eric, I dont know how you can pick a side with almost ANY politician today.. I think we're tired of empty promises. Unforunately, like it was stated before, a lot of us vote for what we feel is the lesser of two evils.....Pretty sad. Fact is whoever got in has a long hard road ahead.

What program were you talking about that Reagan took away for free college for fatherless kids? I got out of schools in 75 and there wasn't any program like that, other than a meager SSI benifit that about paid for my monthly supply of milk and chicken pot pies.

Obama didnt create the mess were in, I saw some of the stimulus this morning, part of it was 600 million for government cars, people think they dont need new cars, but... lets spend 10 billion a month, in Iraq, lets search for a half dead man in Afghanistan,
that 600 million is 1/10th of whats spent every month on the war. it keeps money inside the walls of this country...
the Gitmo, thing is already getting blown out of hand, what do we do with them? put them in general population of our federal prisons and justice will prevail.
Bush blew it for the party, plain and simple and people are tired of it, its not Obama this Obama that, he is there because of that reason. jmo,with a laugh

I think she's smarter than the average bear. There was a very revealing exit poll done on BO supporters...most believed the SNL routines as real and thought the Repubs controlled congress, and that BO made an excellent choice in Sarah as a VP, and had no idea who Nancy or Harry are, and that they supported his committment to stay in Iraq untill the job was finished...on down the line.

Indeed, that's what happened. They only aprehended the guy a few hours later, and in his pocket, they found a list of fifty more targets in three other daycare centers in the neighborhood.
When it happened, they interrupted all programs on the radio and TV to broadcast a special report. A colleague of mine had his kids in one of those daycares. As we where hearing the news on the radio, he jumped off his desk an got in his car and immediatly drove off... Hope to hear good news from him when he gets back on monday!

Eric, I am not a Republican or Democrat. I am a Citizen. I work and live from day to day no matter what animal is in office.
The economy is not like hitting your thumb with a hammer and feeling the pain.
From what I understand, this issue may have started more than 8 years ago. Some track it back to Clinton signing the Sub-Prime lending act that ACORN supported and pushed forward.
Mr Obama was a lawyer for ACORN. If this is true, I do not fault Mr Obama. He was supporting what he believed in and supported.
Why you would ever include funds like child support, allomony, and unemployment as Income for calculating a possible loan is beyond me. This is what the sub-prime lending act did. Folks purchased homes that could not afford them.
But back to a fix for what has happened, I do not about others but I have tried to avoid pumping my hard earned money into failed businesses. If the gas station owner down the street came to you and said "if you do not give me money I will have to file for bankruptcy ?? How about the Baker or Barber ?
How much would you give him/her ??
I must confess that I would turn them away.
The government does not let me spend money that I do not have so why should they do it themselves so freely ? It is real money.
It is time to let businesses stand or fail on their own merits.

There was actually something called the SubPrime Lending Act? Sub Prime is a term I first heard in the early 2000s. But, back in the 90's I always heard it referred to as C paper. Lenders would say they specialized in B & C paper.

They way I see it, the government is not responsible, whether it be Clinton in the 90's or Bush in the 2000's, Dems or Reps. The banks and Wall Street are resonsible. They're the ones that provided and loaned the money. Sub Primes were attractive, like you said because of the fees. The returns were so much greater than on regular mortgages.
I hope these bail outs are loans and not free money.
I will say that when it comes to regulation involving appraisals, the Dems are typically the ones that sponsor or have anything to do with the legislation.
Back in the 1990's during the last bail out, FIRREA was invented which involved regulation of banks and licensing regulation of appraisers. It was pretty strict, but got really watered down during the 2000s. Not for the appraisers, just for the banks, so they didn't have to use appraisers at all. The Republicans were saying back in the 1990s that FIRREA was an accronym for "Finally I am a Rich Real Estate Appraiser".

GD you guy's, when i got my home loan i crunched the numbers and knew what i could afford and couldnt afford, i demanded a fixed rate loan cause i dont know what i would be doing in 5 years, i was hoping my house would appreciate.....everybody blames the government or the banks or this or that
my frieng got an arm his payments were 800 and shot up to 2200.00...I asked him in derogatory way and my exact words were.....Are you a fcin idiot...he lost the home
predatory lending, I know if i owned a bank and these applications came across my desk and all applications get approval from the bank manager. i would deny them, thats why i think it goes much higher than the local bank level...it didnt just surprisingly happen, I think some group made this happen, way above the government level and the end results were known.....banks just dont give money away

Eric, to go from $800 to $2,200 is a huge jump in interest rate. Either your friend was sub prime or completely numb and didn't read or understand the docs and got ripped off by a crook. No doubt a lot of it was preditory lending and they preyed on those that were desperate and willing to sign anything.
I was a landlord for 19 years and always had ARMs. That's all I could get for investor owned properties. Over the years they saved me more than they cost me. And in an economic downturn they would usually go lower rather than higher. They were 3-3.5 over the 10 year T Bill and set yearly. Right now they would re set at 5.5% to 6%. Not bad for an investor owned multi family. ARMs aren't all bad.

Eric, the banks had no dis-incentive to deny any of the loans. The originator, whether it be a broker or a mortgage bank took NONE of the risk. The people making the lending decision knew the loans would get sold to to a clearing house mortgage company and then to wall street.
If your job was to lend other peoples money and collect your fee and commission's, you would do just that. If your job was to lend your money out, you'd pay attention.
The guys at the clearing houses and wall street also took none of the risks. Do you think that they understood the paper they were selling was suspect? Of course they did. The money was in the fees and commissions. The investors in the securtized mortgage paper wound up with all the risk. Who was taking on that risk? The insurance companies (AIG) the investment banks (bear sterns, etc.). Do you think the guys buying the paper understood that it was suspect? Of course they did. In an effort to chase returns (their bonuses and stock options were based on this) they were willing to take the risks with other peoples money (the shareholders, policy holders, the pension funds, etc.)
They took none of the risks, and got all of the rewards. Every one is talking about the billions and billions being lost on this, no one is talking about the billions and billions that were made. Most of the money made was never transferred to the balance sheet it was paid out to management as compensation bonuses and expensed by the company. This transfer of wealth has been going on for a decade, yet when it all falls apart, W and his wall street buddy paulsin hand a trillion dollars to the same people who already made the money once.
Look at equity values (stocks)over the last decade, even if you take out the last 5 months, its easy to see the game on wall street was not to invest clients money in growth, it was to chase returns and collect the fees. The retirement industry (401k's, etc) has been like a great big fire hose pouring money at wall street, every month the 401k's contribute hundreds of millions of dollars to equities. Look total market capitalization a decade ago and compare it to today. In the mean time, trillions of dollars have gone into capital markets, where did all those hard dollars go? Paper losses? I don't think so. It went to the brokers,investment bankers, traders etc. the same guys we're bailing out now. BS
