Well, I went down to the lakehouse on Sunday to check on things. Found out my cutoff valve to the house wasnt completely shutting off. That in combo with a frozen water line in the wall let about 7000 gallons of water into the house over a two week period! At least the water company agreed to not charge me sewer on my water use! What a mess, but it could have been worse, the boat could have frozen! I double and triple check the boats!

Sorry to here about the problem. At least you're not in a colder part of the country were it can be even a bigger mess. There it can be so bad that the ice inside the house won't melt until spring even IF you can get the heat going or use auxiliary heat. Complete basements filled with ice! Charlie (brady) had his heat go out years ago and a upstairs pipe broke. I never saw it but understand it was like walking into a ice castle on the first floor. I don't think the ice in his crawl space thawed out till mid summer!!! After that year, the well pump was unplugged if the heat was left on and the house not drained!! Good idea for anyone!!
Since you're on city water, when draining/winterizing always leave the lowest point in the system open.

We have had an unusually cold winter this year. Global warming, I guess. I cut the water off to the house, opened the drain on the outside shower, and a spigot, let them drain down and shut them off. I was in a hurry that day and vividly recall the water not completely stopping, and I said good enough. Well, it wasnt, because the cutoff was still barely letting water in. I am fortunate that the house is on a slab, and the part where the leak was is all tile flooring. Some seeped into the floating laminate floor but not too bad. Baseboard and sheetrock damage. Fans and dehumidifiers are running nonstop, and I will check it out more this weekend. I cant imagine a whole basement frozen waiting for a spring thaw!

I remember getting a no heat /water leak call on plum island one night the lady had gone to check her home there. the orange shag rug was under 3 inches of clear ice , ( looked so cool) the kitchen faucet looked like a swan ice sculpture.
